What ISO 21401 certification covers
ISO 21401:2018 sets requirements for a sustainability management system for accommodation establishments. It applies to hotels, resorts, apartments, hostels, campsites and other places that offer overnight stays. Unlike general environmental standards, it covers the three pillars of sustainability together: environmental, social and economic.
On the environmental side, the standard looks at energy and water use, waste, emissions, chemicals and the protection of the local environment. On the social side, it looks at working conditions, human rights, the health and safety of guests and staff, respect for local communities and culture, and accessibility. On the economic side, it looks at the hotel's contribution to the local economy, such as local employment and local purchasing.
The hotel sets sustainability objectives, measures performance against them and reports progress. The audit checks that this cycle works and that the claims you make to guests are supported by evidence.

The standard also asks the hotel to inform guests about its sustainability practices and how they can take part, for example through towel and linen reuse, waste sorting or choosing local products. The auditor checks that this information is accurate and backed by real practice.
Options: one hotel, a group, or combined with service quality
A single property is audited on site over one or more days. Hotel groups and management companies can certify several properties under a common system, with a sample of hotels visited at each audit, which lowers the cost per property.
ISO 21401 combines well with ISO 22483, which covers service quality in hotels. Together they give guests and tour operators evidence of both how the hotel serves and how it manages its impact. Hotels with large kitchens may add ISO 22000 for food safety, and those with a mature environmental system may already hold ISO 14001, whose records can serve as evidence here.
The audit is carried out on site, because sustainability in a hotel is operational: how laundry, kitchens, pools, gardens and technical rooms are run day to day.
Small and family-run properties can certify as well. The system can be simple, as long as it is documented, used and supported by data, and the auditor judges it against the size of the property.
Groups should agree common indicators across properties, so results can be compared and good practice shared between hotels.

Local communities, rules and tour operator demands
We audit hotels in the USA, Europe, Asia and Africa. The issues that matter most depend on location: water scarcity in dry regions, protection of coasts and marine life at beach resorts, waste management on islands, and the relationship with local communities in rural and cultural destinations.
Environmental permits, waste rules, labour law and accessibility requirements differ by country, and the standard requires the hotel to identify and meet them. During the audit we sample that compliance.
Tour operators and online booking platforms increasingly ask hotels for evidence of sustainability, and some give certified properties more visibility. Guests also want proof behind green claims; a certificate they can check online answers that.
Supply chains matter in remote destinations. Buying food, crafts and services locally keeps more of the guest spend in the community, and the standard expects the hotel to consider this and report on it.
What to expect during the audit
The auditor will walk the property with a sustainability eye: technical rooms and meters, kitchens and waste areas, laundry, chemical storage, gardens and pools, staff facilities. Staff in each area are asked how their work connects to the hotel's objectives, such as sorting waste, reporting leaks or using chemicals correctly.
Performance data is reviewed against objectives: energy and water per guest night, waste per guest night and the share recycled, local purchasing, local employment and training hours. The auditor checks how the data is collected and whether it supports the claims made to guests.
Social topics are checked through records and interviews: working hours and contracts, health and safety, accessibility arrangements for guests and how the hotel engages with the local community.
Findings are graded and the certification decision rests on the evidence. You receive a written report explaining every finding.
Suppliers are reviewed too: how the hotel considers sustainability when choosing food, cleaning products, amenities and contractors, and whether it has asked key suppliers about their own practices.
The closing meeting reviews findings by department and agrees the dates for corrective actions.
Keeping the certificate
Keep measuring, review objectives every season and involve staff, since most sustainability gains in hotels come from daily habits. Communicate honestly with guests about what you do and the results you achieve.
Surveillance audits revisit the property during the operating season and look at performance trends and changes since the last visit, such as refurbishments or new facilities. Tell us about major changes in good time, so the audit plan can cover them.
Report results to staff and guests each season. Visible progress keeps the team engaged and gives tour operators reliable figures for their own sustainability programmes.
Update guest information whenever practices or results change, so every claim stays accurate.
